Terms & Conditions – Part 2 | Pricing, Payments & Cancellations at EICR Liverpool
Whether you’re a savvy landlord or a first-time homebuyer in Merseyside, understanding our pricing and policies will save you from surprises bigger than your leccy bill in winter.
This part is your go-to for fees, payment terms, refunds, and what happens when the dog eats your front door key on inspection day.
EICR Liverpool – Transparent Pricing Policy
We believe in plain-speaking, Scouse-style honesty. Our pricing includes everything upfront – no sneaky extras unless you’ve got more fuse boxes than rooms.
Here’s our standard guide:
- £115.00 – 1–2 Bedroom Property
- £140.00 – 3–4 Bedroom Property
- £200.00 – 5 Bedroom Property
- £295.00 – 6+ Bedrooms (Mansions, we’re looking at you)
PAT Testing Prices:
- From £45.00 – Up to 10 items
- From £55.00 – Up to 20 items
- From £65.00 – Up to 30 items
“Have an extra consumer unit or a garden office? Expect a small increase in price. We don’t charge for breathing, just the circuit checks.”

Payment Terms & Methods
Payments must be made on the day of inspection, unless otherwise agreed in writing.
We accept:
- Bank Transfer (details provided in invoice)
- Debit/Credit Card (via secure link)
- Cash (if you’re feeling retro)
Late payments may delay the issuing of your EICR Certificate. And let’s be honest, nobody wants that when the letting agent’s already breathing down your neck.
Cancellation & Rescheduling
Life happens, even in Liverpool. If you need to cancel or reschedule, just give us at least 24 hours’ notice.
- Less than 24 hours: £30 cancellation fee
- No-show or no-access: Full fee still applies
- Re-inspections due to failed access or incorrect info: £45 call-out
We’re flexible, but we do have bills to pay and sockets to test elsewhere. Let us know early and we’ll be sound.
What’s Included in an EICR?
When you book an EICR Liverpool inspection, you get:

- Remedial works not carried out by us
- Loss of income, rent, or tenancy due to test failure
Your responsibility as a client:
- Provide full access to the property
- Ensure accurate property details during booking
- Arrange for pets, tenants, or residents to be informed or moved if needed
